Directing long-term institutional capital into Minha Casa, Minha Vida, Brazil's federal home-ownership program, to help close one of the world's largest housing deficits.
Our mission
Vision
A Brazil where every working family has access to a safe, formal home, connected to the infrastructure and opportunities of the city.
Purpose
To channel disciplined, long-term capital into a federal program that already finances the buyer, so that capital and social impact grow together.
Dedication
Every project is structured, supervised and reported on, from the acquisition of land to the day a family receives the keys.
The challenge
Brazil does not lack buyers for affordable homes. It lacks homes, and the buyers are already financed by the federal government.

of the deficit is families earning up to three minimum wages who spend more than 30% of their income on rent

The program
Brazil's federal home-ownership program for low- and middle-income families. Created in 2009 and relaunched in 2023, it has run across governments of both sides of the political spectrum.
The government subsidises part of the price for lower-income buyers and lends the rest at fixed, below-market rates funded by FGTS, the workers' savings fund. Caixa, the federal savings bank, runs the financing and pays the developer.

Our approach
With buyers financed through the federal program, the platform concentrates on execution: the right product, delivered on time and on budget, with capital returned and recycled from one project to the next.
The capital cycle of each project
1
Land
A dedicated project company acquires a well-located site
2
Launch
Homes are launched and pre-sold to qualifying families
3
Caixa contracts
Caixa contracts the project and finances the buyers
4
Build
Construction is financed against inspected progress
5
Recycle
Capital is returned and moves to the next project
Social and environmental impact
Every home the platform finances closes part of Brazil's measured housing deficit and moves a working family from rent or informality into ownership, in line with UN Sustainable Development Goals 1, 8, 10 and 11.
Home ownership for working families
Buyers are low- and middle-income families, many with no other access to a mortgage, financed at fixed, below-market rates with federal subsidy.
Urban infill, lower footprint
Sites within existing cities, on established water, power and sewage networks and close to public transport. Less sprawl, shorter commutes.
Formal jobs, certified construction
Each project employs local construction labour through builders certified to the quality standards Caixa requires of the program.
Governance
Sponsored and managed by Strlex Capital, with a team on the ground in Brazil and independent administration, custody and audit.
Regulated structure
Vehicles in the United States and Brazil, each operating under its own securities regulator, including CVM oversight in Brazil.
Local presence
Strlex Capital do Brasil oversees every site, partner and construction schedule, accountable directly to the sponsor.
Ring-fenced projects
Each development sits in its own special purpose company, so assets, contracts and accounts never mix.
Investor reporting
Financial and impact reporting delivered through a secure Investor Portal.
Connect
The platform works alongside developers, certified builders, municipalities and housing institutions to deliver quality homes to working families. We welcome those who share that commitment.
